Building Condition Inspection

It's a fact that the neglect of property maintenance is costing Australians hundreds of millions of dollars every year. Owners are often unaware of the actual condition of their buildings and frequently have to tolerate ineffective 'band-aid' building work.

Property Works has developed a Maintenance Inspection Service to help ensure that one of your client’s major investments will not deteriorate and will continue to appreciate in value. With the assistance of our maintenance inspection program this could reduce your business risk of litigation by a tenant or landlord for not advising of a potential hazard or maintenance issue.

We provide a written report detailing the condition of your property, identifying potential hazards, preventive maintenance and an estimate of the repairs that may be required to be carried out within 12 months of the report. All accessible areas of the property are inspected, including:

Almost 40% of homeowners have no maintenance plan, according to the ACT–Southern NSW Regional Director of the Housing Industry Association (HIA), Caroline Lemezina.

‘Wooden balconies are especially a risk’, she said. ‘Some may be many years old and, especially if the property has been rented, may not have received the best attention over time. Others could have simply been tacked on to the house without reference to building codes.’
‘Inaction is an expensive option at the best of times, but in the case of balconies can lead to tragedy’, Ms Lemzine said. ‘Rotting timber in balconies, steps and structural beams can cause serious injury or even death in a sudden collapse.’
‘But even if the balcony is made from seemingly solid concrete, that is no guarantee it is safe. There have been several instances of structural failure in seemingly solid buildings.’ Ms Lemzine recommended balconies be checked by qualified experts who are members of the HIA.
