New Building Assessment Inspection

Property Works is now offering a service for those people who are having a home built by a building company, who would like the quality and finish inspected and checked at certain stages of construction.

Most home owners do not have the knowledge to assess the quality of the work being carried out during construction, so it is not until the project is complete, that problems arise.

Property Works inspectors will visit a site as the construction of the home progresses and report on the progress.  This way the client can feel comfortable that the work being completed by their builder is of a suitable standard and finish.

Property Works can also assist the home owner when progress payments are due.  If there is no bank or architect involved, we can assess that the works have been completed to the nominated stage as per the contract.

Our 3 stage inspection process is:

Inspection 1 – Slab Inspection (Before the concrete slab is placed, there are various jobs that need to be carried out.  These include protection from termites, plumbing and drainage provisions, piercing etc. It is important to check that all these have been carried out correctly as defects can cause a lifetime of problems once the house is complete)

Inspection 2 – Frame & Brickwork Inspection (Whether you are building a timber, brick veneer, full brick or heavy structured home, the construction of the walls to an acceptable tradesman like manner is important because, apart from the structural side of it (durability), the visual aspect is just as important)

Inspection 3 – Final handover Defective Report (Once the house is complete, we carry out an inspection of the whole building from front to back, inside and out. You will receive a very detailed, room by room, itemized defects list.  The way the dwelling is finished off is important as this affects the resale value at a later date)
