Sale Assist Package 

Property Works is your one stop shop for all your pre-listing inspection needs.

N.B: TO SATISFY CURRENT LEGISLATION

Since 1 July 2004, before you can offer or advertise your property in the ACT for sale you must have a comprehensive package of information about your property.

• A building & compliance inspection report to provide information about the structural soundness of the property and information about whether structures on the land have been approved under the relevant legislation.
• A timber pest inspection report to provide information about whether the property is affected by termites and other timber-destroying pests.
• An energy efficiency rating statement to provide information about the energy consumption and efficiency of the property.

Copies of a building file summary sheet, certificates and plans from a building conveyancing inquiry  must be attached to the contract of sale:

1. To help meet these information requirements Property Works provides comprehensive, plain English inspection reports that include photos. All of our inspections are carried out in accordance with:
   • Australian Standards 4349.1 (1995) for building and compliance reports
   • Australian Standard 4399.3 (1998) for timber pest reports
   • ACT house energy rating scheme for energy efficiency rating statements.

SALE ASSIST PACKAGE - WHAT WE OFFER

The turnaround time for our Sale Assist Package is approximately 6-8 day.  If you would like a 4 day turnaround you may like to consider our Sale Assist QuickTrak Package.

• Reports are completed & delivered to you electronically the next business day after the inspections have been carried out;
• Our inspectors will discuss the outcome of the inspection at the property or over the phone; and
• Sale Assist helps to eliminate concerns during the sale process, ensuring a small and speedy transcation. We encourage yourself, your agent or any prospective buyers to discuss with us any aspects of the property inspections.

We can assist you in promoting your property further by offering the following additional benefits at no additional cost:

• We can make your reports available on our website for viewing by prospective buyers. If you are going to advertise on allhomes.com.au you can make a comment at the bottom of your property details page that property reports are available from www.property-works.com.au and your prospective buyer can view your report online.  This will ultimately assist in marketing your property to a wider audience and increase sales opportunities; and
• A Sale Assist sign can be placed at your property, promoting to your prospective buyers that Sale Assist reports are available online at www.property-works.com.au.
