A recent article in the Canberra Times has hightlighted the fact that there may be unqualified inspectors in the ACT inspecting one of your most valuable assets "Your Home"! 

Since the introduction of the new legislation Civil Law 'Sale of Residential Property Act 2003' there has been instances of conflict of interest and double standards within the industry.  A trend is emerging in which home sellers are engaging inspectors who issue favourable reports in preference to qualified inspectors who may issue a more thorough and detailed report. 

At property works we believe it is important to protect both parties, a thorough and detailed report provides the "Seller" with the confidence that the "Buyer" will not hold up settlement because the "Buyer" is not satisfied with the reports that have been provided by the Seller.  If a biased report is provided by the Seller a Buyer may then choose to engage there own independent inspection company to carry out another inspection which will delay negotiation and settlement further.  This was not the intention of the legislation and it is suppose to protect both parties and speed the process up.

Here at Property Works we have found ourselves being asked by Buyers to reinspect properties that already have a report provided by the Seller.  There are also a number of instances where we have been engaged by a Seller to report on their own property, then they have decided they would like their new home to also be inspected by Property Works, even though they already have a report from the Seller.  This is a indication of the trust clients place in us due to our thoroughness, professionalism & independence.
