Selling your home can be a huge emotional challenge and can throw you & your family into turmoil if you don’t feel prepared.  Why not think ahead and prepare your property for sale to obtain the best possible price in the shortest period of time.  Speak to your real estate agent about the potential price increase you may get for your property by considering some small improvements.

  • Ensure you have obtained your Property Works Sale Assist Inspection Package.
    Knowing the condition of your property prior to presenting your property to the market whether in the ACT or NSW is a positive situation. 
  • Gardens & Yards
    Tidy or brighten up your gardens.  This is going to be a great first impression.

  • Windows
    Give your windows a good clean and let as much light in as possible.

  • Garage
    Have a garage sale and use some of the profits to spend on property improvements. 
  • Pool
    If you have a pool, make sure it is spotlessly clean.

  • Provide a bright airy feel about your home
    People love a lovely light home, always open curtains or blinds.  If needed turn on some lamps or lights to create the bright feel. 

  • Inside your home

    • Carpets
      If your carpets need a clean do so, this will help give your carpets a lift in appearance.

    • Bedrooms
      Clean the bedroom of clutter and use attractive furnishing.

    • Paintwork
      Clean off any marks on walls or even better use your garage sale proceeds to paint the whole house in neutral shades this will give your home a lift and fresh feel about it. 
    • Kitchens
      This area should be kept in a spotless fashion.  Always have this area tidy and free of food odours before leaving the house.

    • Bathrooms
      Give the bathrooms a good going over and place some pretty soaps or flowers around the area to give it a bright feel.

  • Fix the little maintenance issues
    To a buyer the little things may be the difference between buying or not. 

  • Pets
    It’s a good idea to either take your pets away for a few hours over viewing time or tie them up well away from prospective buyers.  It’s also highly advisable to clean up around the yard after the puppy dog.

  • Make your home a place where a buyer wants to live
    People are most influenced by emotion; make your home welcoming, comfortable and a pleasure to wonder through. Some general tips could be:
    • Have flowering pot plants at the front gate or front door.
    • Welcome doormat
    • A nice pleasant aroma e.g. coffee or baking (not over powering)
    • Open the curtains to introduce light
    • Warm your house in winter and keep it cool in summer
    • Put a bunch of flowers in the main bedroom and lounge room
    • Have well made beds with lots of pillows and nice furnishings
    • Have the house well cleaned (internally & externally)
  • Remove Clutter
    Clean out wardrobes, drawers, bookcases, cupboards.
  • Repair, repaint or replace
    Patch any cracks, replace broken glass, repair wood rot. Arrange for any plumbing repairs.
  • Create a sense of space in your home, move furniture around if required.

  • Spring-clean your home
    Clean the walls, polish floors, steam-clean
